Second Floor
Second Floor (top floor) is a striking 1888 sq. ft residence, with 10 ft
ceilings. The original wood
floors have been restored to a beautiful finish. The impressive front room
(600 sq.ft)
has three windows overlooking South Main Street. There is a big, quiet bedroom
(350 sq.ft) with
built-in closets, next to a master bath. There is a large kitchen with stainless
appliances, including a gas range, next to a separate
laundry area & half-bath. Windows in this area look east toward the FedEx
Forum and Beale Street. A dramatic hallway runs the length of the floor, enabling natural light from the E
& W windows to flood the entire residence. There are ceiling fans, transom windows,
period fixtures,
and beautiful solid wood doors throughout. Central air/heat is provided by a
6.25-ton unit on roof. There is an automatic attic fan to provide
additional cooling in summer. Smoke detectors are hard-wired.
First Floor
The first floor (street level) is perfect for commercial space, as the
pedestrian traffic on South Main is heavy and increasing each month. Two large
picture windows open onto Main
Street. This
floor is partially renovated, and ready for final build-out/ improvements. Two
working ADA-compliant bathrooms have been framed and are operational. The
original pine floors have been sanded once but with a little more attention, can be
stunning. HVAC and electrical upgrades will be needed to complete the first
floor. Ceilings are 14 feet.

Basement
The basement is suitable for storage and for siting mechanical
services/equipment. Water, electrical, gas, and sprinkler main services enter
the building here through the west wall in the basement. The ceiling in the
basement is about
9 feet. There is a gas furnace (needs servicing) to heat this area. Walls are painted exposed brick. There are stairs to the first floor, and
exit
stairs to the outside (to parking lot in the rear).

Other
The entire property lot size is 23 x 175. The parking area in the rear is approx.
2000 sq. feet (23 x 85), with access from Mulberry Street, and has some
landscaping. All levels of the
building are sprinklered. A formal mechanical/engineering study has been
prepared by Thompson Engineers, PEs, Inc. (Note, there is 3-phase electrical
service into the property.) Also, formal architectural
drawings for possible renovations have been completed by a licensed
local architect, and are available to serious buyers. A new roof was completed in 2006.
